Updated October 2026

Two similarly priced homes on opposite sides of the Minnesota River can produce different monthly payments. Mankato is primarily in Blue Earth County and also extends into Nicollet and Le Sueur counties; North Mankato and St. Peter are in Nicollet County. Start with the parcel's actual jurisdiction rather than assuming its mailing address tells the entire tax story.

Compare tax statements, not county reputations

County levies are only part of a property-tax bill. City, school and other taxing districts, assessed value, classification and special assessments all influence the amount. A broad claim that one county is cheaper can miss the difference between two individual properties.

Minnesota's Homestead Market Value Exclusion begins with 40% of qualifying value up to $95,000, a maximum initial exclusion of $38,000. Above $95,000, it phases down and reaches zero at $517,200. This is an exclusion from taxable market value, not a 40% discount on taxes.

Ask for the current tax statement and confirm homestead application requirements. Review the Minnesota Department of Revenue for exclusion and Homestead Credit Refund rules. Property-tax installments are generally due May 15 and October 15, whether you pay directly or through mortgage escrow.

Make down-payment assistance part of the loan comparison

Minnesota Housing Start Up serves eligible first-time buyers. Step Up accommodates eligible repeat buyers and certain refinances. Monthly Payment Loan and qualifying Deferred Payment Loan or Deferred Payment Loan Plus assistance can reach $18,000, depending on the product and eligibility.

Do not assume all three assistance options work with both programs. Ask Minnesota Housing which combination fits your income, purchase and first mortgage, then document repayment terms.

Test your likely ownership timeline

The 2026 conforming baseline is $832,750 throughout Minnesota, including Blue Earth and Nicollet counties. Most buyers still need a household-specific affordability target well below any program ceiling.

Use the monthly payment calculator to compare actual parcel taxes. If you already own a home, the refinance savings calculator can help evaluate whether replacing the current mortgage makes sense after closing costs. Include any existing assistance balance that would become due rather than treating the new loan payment as the entire decision.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
