Updated October 2026

A North Loop loft or Mill District condo requires two kinds of mortgage approval: the borrower must qualify, and the condominium project must satisfy the selected loan program. Exposed brick, river views, and a strong personal credit profile cannot compensate for missing association documents or unresolved building concerns.

Put project review ahead of assumptions

Warrantability describes whether a condominium meets applicable conventional lending standards. It is not a permanent promise attached to a building. Project finances, insurance, litigation, maintenance, ownership patterns, and commercial space can affect the review.

FHA financing involves its own condominium approval pathways. Do not assume that a project acceptable for one mortgage product qualifies for every other product. Start with HUD FHA Mortgage Limits for federal program information and FHFA Loan Limits for the conforming framework.

Minnesota's 2026 baseline conforming limit is $832,750, including Minneapolis. Staying below that amount does not resolve project eligibility.

Treat assessments as both cash and financing questions

A special assessment for a roof is different from an unresolved structural problem, but both deserve attention. Determine the total amount, payment schedule, remaining balance, and who is responsible under the purchase agreement.

Even if a seller pays an assessment at closing, the underlying repair issue may still affect financing. Similarly, healthy-looking monthly dues can conceal inadequate reserves or a large upcoming insurance renewal increase.

Ask how association obligations affect qualification and whether additional unit-owner coverage is needed. Parking, storage, utilities, and amenities may be included in dues or billed separately. The Consumer Financial Protection Bureau explains how to compare the broader costs of ownership.

Price Minneapolis closing charges accurately

Hennepin County's Mortgage Registry Tax rate is 0.24%, and its State Deed Tax rate is 0.34%. A $400,000 taxable mortgage amount produces $960 in registry tax. Deed tax uses a different taxable base, so the two should not be calculated interchangeably.

Use the closing cost estimator for transaction planning and the monthly payment calculator for mortgage payments plus dues, taxes, and insurance. Before removing financing protections, confirm that the lender has reviewed the project rather than only issuing a borrower preapproval.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
