Minnesota Jumbo Mortgages: Reserve Tiers, Bonus Income and High-Value Appraisals — Loon & Lintel
Updated October 2026
A Lake Minnetonka waterfront purchase or an Edina renovation can require jumbo financing even when the borrower makes a substantial down payment. The dividing line is the loan amount, not the purchase price. For a one-unit property, Minnesota’s 2026 conforming baseline is $832,750 across all 87 counties; Minnesota has no higher one-unit county exception above that baseline.
Compare loan size and reserve requirements together
A mortgage above the applicable conforming limit generally enters jumbo territory. Confirm the current threshold through FHFA Loan Limits. A buyer purchasing a $1 million home with a $200,000 down payment would have an $800,000 mortgage before any financed amounts, keeping the loan below the one-unit baseline.
Jumbo lenders establish their own reserve tiers. Requirements may change with loan size, credit profile, property count and loan-to-value ratio. There is no universal rule that every jumbo borrower needs the same number of months in reserve.
Ask how the lender treats each asset:
| Asset | Underwriting question |
|---|---|
| Checking and savings | Are funds verified and available after closing? |
| Brokerage holdings | What valuation adjustment applies? |
| Retirement accounts | Are access restrictions or discounts applied? |
| Business funds | Would withdrawal damage business liquidity? |
Funds used for the down payment cannot simultaneously remain available as post-closing reserves.
Document bonus and equity compensation early
A large current-year bonus is not automatically qualifying income. Underwriters examine receipt history, stability, trends and the likelihood of continuation. A declining pattern can require explanation or a more conservative calculation.
Restricted stock, commissions, partnership distributions and deferred compensation each raise separate documentation questions. Provide compensation statements, tax returns when required, vesting schedules and employer information before the purchase deadline becomes urgent. Selling securities for closing also creates a source-of-funds trail the lender must follow.
Plan for a genuinely comparable appraisal
Water frontage, shoreline quality, renovation level and unusual architecture can make comparable sales difficult to select. Some jumbo programs require additional appraisal review or a second appraisal. A purchase contract does not establish lendable value by itself.
In Hennepin County, budget mortgage registry tax at 0.24% of taxable mortgage debt. Add insurance and actual property taxes rather than extrapolating from a less valuable home.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
