Two west metro homes with the same price can produce noticeably different tax bills. In Plymouth, Maple Grove, Eden Prairie and Minnetonka, the parcel’s school district, local levies and assessments matter more than a citywide payment estimate. Loon & Lintel builds comparisons around the address rather than assuming neighboring homes share the same carrying costs.

Read the tax statement before setting the payment

Start with the current property-tax statement and identify the school district, taxable value, homestead classification and special assessments. City boundaries do not always match school-district boundaries. A seller’s current bill also may not predict your future bill if valuation or classification changes.

Minnesota’s Homestead Market Value Exclusion excludes 40% of value on an eligible homestead valued up to $95,000. Above that threshold, the maximum exclusion of $38,000 phases down, disappearing at $517,200. This reduces taxable market value; it is not a 40% discount on the tax bill.

The Minnesota Department of Revenue explains homestead treatment and the Homestead Credit Refund. Keep potential refunds separate from the monthly amount required by the mortgage servicer.

Compare loan size and ownership horizon

The 2026 baseline conforming limit is $832,750 statewide, including every west metro community. Review FHFA Loan Limits when deciding whether a larger down payment keeps a purchase within conforming financing.

A higher-priced home can also qualify with a conforming mortgage if the down payment brings the loan below the limit. Keep enough cash for repairs and reserves rather than using every dollar solely to reach that threshold.

The ARM versus fixed calculator helps organize that comparison, while the amortization schedule shows how principal declines over time.

Prepare for Hennepin closing and escrow costs

These four cities are in Hennepin County, with 0.24% Mortgage Registry Tax and 0.34% State Deed Tax. Apply each rate to its proper taxable base and distinguish buyer expenses from seller expenses.

Residential property taxes are generally due in May and October. Escrow collection spreads those bills across monthly payments but does not freeze the underlying tax obligation. Before closing, reconcile the lender’s tax estimate with the parcel statement and ask how any pending assessment will be handled.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
