Updated October 2026

In Woodbury and Cottage Grove, a builder’s advertised payment may omit costs that become clearer after completion. In Stillwater, an older house can introduce a different set of insurance and maintenance questions. Loon & Lintel separates financing, property taxes and association expenses so the payment comparison survives beyond closing day.

Price the completed home, not just the lot

Ask which assessed value supports the lender’s property-tax estimate. A statement based on vacant land or a partially finished structure can understate future taxes. Establish a reasonable completed-home estimate and leave room for escrow adjustments after the property is fully assessed.

Washington County applies 0.23% Mortgage Registry Tax and 0.33% State Deed Tax. These transaction taxes are separate from annual property taxes and any special assessments. Review responsibility for unpaid assessments in the purchase contract rather than assuming they disappear at closing.

Use the closing cost estimator to distinguish settlement charges from prepaid expenses. The Minnesota Department of Revenue provides the framework for property taxes, homestead benefits and homeowner refunds.

Keep HOA dues outside the escrow assumption

An association fee is not automatically part of the mortgage servicer’s escrow account. Buyers generally pay HOA dues separately, even though the lender considers them when evaluating affordability.

For a condominium, project eligibility can matter as much as individual credit approval. For a detached association property, review maintenance boundaries and reserve obligations. Neither format guarantees protection from future assessments.

Coordinate loan approval with the build schedule

The 2026 conforming baseline is $832,750 in all Minnesota counties, including Washington. Verify the official limit through FHFA Loan Limits. A higher purchase price may still support conforming financing when the down payment reduces the mortgage sufficiently.

Ask how the rate lock handles completion delays, who pays extension costs and whether a builder incentive requires using a particular lender. Compare offers with identical assumptions using today’s rates and a personalized quote.

Finally, preserve cash for post-closing purchases. Appliances, landscaping and association startup charges may fall outside the advertised base price. A useful construction budget includes those items before treating an incentive as genuine savings.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
